NCT Group launches first certified industrial park at Delapan Special Border Economic Zone in Bukit Kayu Hitam

KUALA LUMPUR (Sept 30): NCT Group of Companies has launched NCT InnoSphere, the first certified managed industrial park (MIP) within the Delapan Special Border Economic Zone (SBEZ) in Bukit Kayu Hitam, Kedah, according to a press release on Monday.

Developed in partnership with Northern Gateway Group of Companies (NGX), the project marks NCT Group’s second MIP, following the NCT Smart Industrial Park (NSIP) in Selangor launched in 2023.

The 137-acre NCT InnoSphere occupies free zone land adjacent to the Malaysia–Thailand border, positioning it as a strategic land access trade gateway for the Northern Corridor. It is planned as an eight-phase project comprising over 230 industrial, commercial and support units, with a gross development value (GDV) of RM1.1 billion.

NGX is a wholly owned subsidiary of Minister of Finance Inc, and serves as master developer of the SBEZ.

The launch ceremony was officiated by Kedah Menteri Besar Datuk Seri Muhammad Sanusi Md Nor and attended by Deputy Finance Minister Lim Hui Ying, along with representatives from federal and state agencies.

Under the joint development agreement, NCT Group is responsible for the full delivery of the project, while NGX will manage infrastructure works, utility provision and regulatory coordination.

The park is supported by the Bukit Kayu Hitam Inland Port, and benefits from its proximity to Penang Port and the border crossing at Sadao, which sees 1.3 million trucks annually and facilitates an estimated RM70 billion in trade.

“NCT InnoSphere will not only unlock long-term economic value creation for the northern region; it will support national efforts to diversify logistics channels and facilitate seamless trade access among regional markets,” said NCT Group founder and group managing director Datuk Seri Yap Ngan Choy.

The project targets sectors including logistics, food manufacturing, automotive supply chains, advanced manufacturing, and digital technologies.

NGX group chief executive officer Razwin Sulairee Hasnan Termizi said the park’s location at the “Zero Mile Zone” offers a “First Load Advantage” for investors in the first mile of Malaysia’s supply chain.

NCT InnoSphere has received a Silver Provisional GreenRE Certification, making it the first MIP in northern Malaysia with this recognition.

It is expected to offer Free Zone incentives including duty exemptions, streamlined customs procedures, and integrated investor services through an on-site one-stop centre.
