NCT Group Launches RM1.1 Billion InnoSphere Industrial Park In Kedah

NCT Group of Companies, in collaboration with Northern Gateway (NGX), has launched NCT InnoSphere, the first certified managed industrial park in the Delapan Special Border Economic Zone at Bukit Kayu Hitam, Kedah.

Spanning 137 acres of free zone land, the RM1.1 billion development aims to attract global investors and next-generation industries by blending technology advancement with environmental sustainability. It follows the success of NCT’s Smart Industrial Park in Selangor, launched in 2023, which achieved 80% sales in Phase 1 and earned multiple sustainability awards.

NCT Group Founder and Group Managing Director Datuk Seri Yap Ngan Choy said the project would unlock long-term value for the northern region.

“NCT InnoSphere will support national efforts to diversify logistics channels and facilitate seamless trade access among regional markets,” he said.

Planned across eight phases, NCT InnoSphere will feature over 230 units in various configurations, a dedicated one-stop investor centre and sustainability-focused designs certified under GreenRE Silver ProvisionalStrategically located at the Malaysia-Thailand border and near Penang Port, the park is positioned as a key trade gateway for industries such as logistics, automotive supply chains, food manufacturing, advanced technologies and bio-industries.Meanwhile, NGX CEO Razwin Sulairee Hasnan Termizi highlighted InnoSphere’s role as Malaysia’s “Zero Mile Zone”, noting that nearly 1.3 million trucks carrying RM70 billion in border trade cross Bukit Kayu Hitam annually.

“This creates what we call the First Load Advantage, where investors capture value in the first mile,” he said.
